What this deposit is — and isn't

This is a Last Month's Rent deposit, not an application fee. You choose any amount from 10% up to one full month's rent for the unit you select — it will never exceed one month's rent.
If your application is approved and you sign a tenancy agreement, this amount is applied toward your final month's rent. It is never used for damages, cleaning, or admin costs.
If your application is not approved, the full amount is refunded to you within 5 business days, to the original payment method.
Paying holds your place and signals to us that you're ready to move forward — but it does not guarantee approval.

This deposit is collected and handled in accordance with Ontario's Residential Tenancies Act. You will receive a written confirmation email restating these terms immediately after payment — keep it for your records.

What skipping the deposit means

Paying a deposit is entirely optional. You're free to apply without paying anything today — it costs you nothing to skip it.
Your unit will not be held or reserved while your application is reviewed, since no deposit has been paid.
Because the unit isn't held, another applicant — including one who does pay a deposit — may secure it before your application is processed.
You can always come back and pay a deposit later, any time before a tenancy agreement is signed, if you change your mind and the unit is still available.

Your application will still be reviewed on the same terms either way. This option simply means the unit isn't held for you in the meantime.
